Residents pay a one time application fee online on our website to run their credit check, income verification, residential verification and National criminal check.
What is the process of determining my property's rent?
We'll use MLS, Rentfinder, zillow and Appfolio to determine the current rental market value of the property.
How does rent collection work?
TG Property Management have different payment methods: Online through the resident portal and Electronic cash pay at Walmart, Walgreens or CVS.
Can I use direct deposit to receive rental income?
Yes, we can agree to make direct deposits to your preferred bank account.
Do you screen residents?
Yes, we screen all the prospective residents using our 10 point credit check.

Can I use the insurance I already have?
Please check with your insurer to make sure that you keep the coverage. Before starting to manage, we need to see proof of your insurance. At this point the insurance is considered “Dwelling & Fire Insurance” Your insurance won't cover the residents' personal belongings. We mandate all our renters to provide proof of renter’s insurance prior to move-in.
What does my resident have to do before the move-in?
First, your resident needs to successfully get through the screening process. When that goes well, they are obligated to pay the full security deposit which will be held in the management company’s non-interest bearing Escrow account, sign a lease agreement electronically, provide proof of Utility transfer and renter’s insurance, pay first month’s rent, and collect keys.
How will my resident be cleared from their lease?
Residents must provide proper notice and fulfill their lease terms before vacating. When your resident vacates, we will conduct a thorough move-out inspection and deduct any damages from the resident’s security deposit.
What inspections with your team conduct for my property?
We conduct move-in and move-out inspections, as well as an annual condition inspection while the property is occupied.
How are the utilities organized?
When residents move into your property, all resident utilities will be transferred to their name before receiving keys to the home. Prior to move-in, utilities will stay in the management company's name. Owner will keep a reserve amount in the account to cover utility and lawn costs white vacant.
What if my resident doesn't pay rent on time?
Our lease agreement states rent is due on the 1st of every month with a 3-day grace period. If received after the 3rd of the month residents incur late fees and are given proper notice to pay. Continuing efforts are made to collect rent. Defualting results in eviction.
What reports on my property can I access?
Reports are on-demand and live. You are able to access a multitude of reports when you use our owner portal. These reports include regular monthly statements for income and expenses, lease documents, inspection reports, cash flow, delinquencies, rent roll, lease expiration details and end of the year 1099 for tax purposes.
What's the policy for property damage?
We will repair all damage using our licensed and professional vendors. The owner will be provided an estimate for the repairs to review with the management company. After approval, we will begin work immediately after owner funds are received. Any resident-caused damage will be claimed from the resident's security deposit. All maintenance and unexpected repairs are done using high-quality vendors at their best prices.
Does TG Property Management cover pet damage?
Yes! With our Pet Guarantee Program, we provide up to $1,500 in pet damage coverage per lease—above and beyond any collected security deposit. This ensures added protection for property owners while allowing them to confidently welcome approved pets into their rental homes.
Program Details:
- The pet must be approved and listed on the lease.
- This guarantee is not available if TG Property Management inherited the tenant or pet.
- TG Property Management will determine what qualifies as pet damage based on industry standards and pre-existing conditions, as documented in the move-in inspection report, photos, and videos.
- Repairs must be completed by TG Property Management’s approved contractors—outside vendors are not permitted.
- Unauthorized animals are not covered.
Allowing pets can significantly increase your pool of potential tenants. With our Pet Guarantee Program, owners can enjoy peace of mind while making their properties more attractive to renters.
Is it a good idea to welcome pets or smokers?
100% of our properties are NON SMOKING! Allowing pets isn't something you would be obliged to do. When it comes to pets, you should keep in mind that being too strict could cost you a considerable amount of prospects.
Does hiring a property manager lead to loss of all control?
Owners will be involved in any major decisions or repairs.

We manage single-family homes, townhomes, condominiums and multi-family homes in Jacksonville, Jacksonville Beach, Neptune Beach, Atlantic Beach, Mandarin, St. Johns, St. Augustine, St Augustine Beach, St. Johns, Orange Park, Ponte Vedra, and Ponte Vedra Beach.
Do you send owner reports and how often?
Yes, we send several types of reports and it is on-demand.
- Leasing Property Report - A weekly report with feedback and reviews from the showings at your property.
- Owner Statement - A monthly statement illustrating the income and expenses of each bill for each property.
- 1099 - This annual report shows the income and expenses reported during a calendar year.
- Routine Inspection - Once a year and will perform Move In and Move out inspections at no cost for owners.
- Cash flow - Monthly report detailing cash received.
- Quarterly Rent Roll - This quarterly report is available upon request.
- Condition Inspection Report - A property inspections report that shows the interior and exterior of your property, HVAC, plumbing and overall condition of the property.
Can you deposit the rental income directly into my account?
Yes. The rental funds disbursement is deposited by ACH or Bill payment.
How and when do I get my monthly rental funds?
Your rental funds and monthly owner statement will be available by the 15th of the month. If a resident pays rent for the month after the 15th, you can expect a second owner disbursement at the end of the month.
How is rent collection handled?
We prefer payments through our online portal. However, payments can be made in person at our office, by mail, or through a third-party electronic cash payment service provider such as CVS or 7-Eleven. We do not accept cash payments.
Who handles the maintenance?
We use third-party vendors to handle their maintenance needs. We will handle the coordination with vendors and ensure resolution. This is a good option for owners that don’t want to be notified for each maintenance request. We can add a limit on maintenance costs and notify you if we need owner approval.
What kind of maintenance is considered a resident's responsibility?
Residents are responsible for replacing air filters monthly, light bulbs, smoke detector batteries, toilet flappers and maintaining lawn care if applicable. However, anytime a maintenance work order is received, it is passed through our AI troubleshooting partner to correct simple fixes and mitigate any damage. We will work with residents to try and resolve fixes on their own first. Emergencies are handled immediately. Any repair that results from resident negligence will be back charged to the resident.
Will I have my own point of contact for my rental?
You will have a dedicated team member who will help you during your onboarding process. After that, you can communicate with that dedicated team member or their assistant. We are all trained to handle all owner relation issues.
Do you offer rent-to-own leases?
No, currently we do not offer rent-to-own leases.
